Listing your home
When you hire Roxane Webster, you are placing your most significant asset in my hands. I take that responsibility very seriously. I do so by providing you with the highest level of customer service.
  • I pride myself on previewing the competition. In a constantly changing real estate market, I want to keep one step ahead of the pack.
  • Have you ever had a salesperson tell you what you wanted to hear? Buttering you up won’t get your house sold. Honest pricing and regular communication will. I provide both.
  • Accurate pricing is only part of the equation. Since the first impression is a lasting one, I will advise you on the most effective ways to stage and show your home.
  • I will develop a unique step-by-step marketing plan for your property.
  • My regular and detailed updates will give you peace of mind throughout the process.
  • My job is to sell your home with the minimum amount of inconvenience to you. My attention to detail will provide a “worry-free” transaction.

Tips for preparing your property for sale

The most important thing to remember is to look at your home through a buyer’s eyes.

Reduce clutter
Walk around and take a look at your home through a buyer’s eyes.

  • Box up anything that you will not be using while the house is on the market.
  • Organize your closets. Pack away little-used shoes and linens.
  • The idea is to make the house look spacious.

Keep your yard clean

  • Clean out your gutters and trim the trees.
  • Get rid of stored items in your yard or on the side of the house

Fresh paint

  • Touch up scuffs on the walls and baseboards.
  • It’s always a good idea to do an overall paint if it has been a while.
Minor repairs
  • Patch holes in the walls.
  • Put some fresh caulking in the kitchen and bathrooms.
  • Make sure the doors open and close smoothly.

Updating

  • I will advise you in the best ways to spend your money in preparing the home for sale.
    • For example, expensive updates right before selling are hard to recoup, whereas a good layer of paint can make the sale.

For Sale By Owner

I understand why you would want to sell on your own! Some do and have great results. The statistics show that 70% of people who try it end up listing with a real estate agent.

Here are the reasons why:

Considerations When Selling Your Home

Establishing the Right Sales Price

  • I can help you determine the correct pricing to sell your home in a realistic time frame.
  • Do you know what your home is actually worth?
  • Is it a sellers’ or buyers’ market?
  • What are the conditions to consider in the resale housing market?
  • I will prepare a competitive market analysis specifically designed for you.
  • With extensive marketing I will get the house sold in a realistic time frame at a realistic price, saving you valuable time.

Maintaining Privacy and Lifestyle

  • A “For Sale By Owner” sign disrupts your lifestyle and forces you to spend all of your time, including weekends and holidays, answering phone calls or entertaining buyers and curiosity seekers alike.
  • A Realtor® shows your home at your convenience, which allows you to enjoy your privacy and freedom and lets your family continue its usual lifestyle.

Finding a Qualified Buyer

  • I only show your home to qualified serious buyers by appointment, without you having to be there.
  • I provide maximum exposure of your home to qualified buyers represented by a Realtor® who works closely with that buyer, insuring that your home is being shown to the best potential buyers, who have indicated a strong interest in the style of house you are selling.

Experience in Negotiations

  • Can you objectively negotiate with a buyer who offers you several thousand dollars less than our sales price?
  • My experience in negotiations will assist in a higher offer(s) presented to you from potential buyers. I will advise you as to accepting offers presented or making a counteroffer.
  • As objective advisors I will work with you and the buyer to successfully close the sale of your home.

Locating Buyer Financing

  • Once you have signed a contract to sell your home, how can you be sure that your buyer will be able to secure the necessary financing?
  • I work closely with financial institutions on a daily basis and know where to locate sources of financing with favorable interest rates.
  • With my assistance, buyers will obtain the money needed to purchase your home.

Experience in Closing

  • How much money can you expect to get at closing?
  • Loan payoffs, taxes, title insurance, surveys, engineer’s report and countless other details can be overwhelming. The last thing you want in an unwelcome surprise.
  • I will assist your attorney or title insurance company in handling these matters and any unexpected problems that may arise.
  • At closing I will represent your interests and together with the Title Company, answer any questions and concerns you may have about closing documents.

Still want to try it on your own? I can help.
I would be happy to meet with you for a free consultation. In that meeting I will do several things for you:

  • Give you a market analysis in order to help you price your home competitively.
  • Give you some advertising ideas.
  • Give you pointers on navigating the quagmire of potentially expensive disclosures.
  • Discuss the idea of conducting open houses for you.

Why would I do this? It is very simple! I know that the majority of folks are going to end up listing their house with an agent. By offering you service beforehand, I hope that you will choose me when it comes time to list your home.
